No two rooms price the same, so these are guides drawn from finished projects, not a menu. The ranges rise for two reasons: how much of the house we build, and the specification inside it. Rarer veneers, finer hardware, deeper upholstery. The survey turns a guide into a real range, and the range into an itemised quote.

Same room, different

Bespoke pricing is a materials conversation as much as a size conversation. These are the four places your budget goes, and every one of them is a choice we make with you, in the open.
Two wardrobes can look identical in a photograph and be thousands apart. The first difference is hidden: the board in the carcass, how the drawer boxes go together, the weight of a door in your hand. Quality you feel for ten years, not in the picture.
Sprayed paint in any colour there is, veneer, solid timber, or a mix. The finish is the biggest single lever on the number, and moving up buys a depth you can see from across the room.
Hinges, runners, handles, glazing, upholstery. The parts you touch every day are where specification shows first, and where the higher ranges quietly spend their money.
How much of the room we build, and the walls it has to meet. Corners, slopes and period plaster take more surveying and more scribing, and the honest quote prices the room you actually have.
The same room can be built at very different specifications, which is why we will never price it from a website. Tell us the budget and we will show you the version of the room it buys, honestly. And when you want to hold the finishes before you decide, come to the showroom: the workshop is through the door.

to your price.
A real price needs a real room. This is how we get you one, and why it does not change afterwards.
A designer measures your room and listens to what you want from it, and what you want to spend. You get an honest range on the day, grounded in your walls and your budget, before anyone mentions a deposit.
We draw your actual room and render it photo-realistically, and you change it as often as you like at no cost. The scheme and its price take shape in the open, together.
When the drawings are agreed you get one written quote, itemised so you can see what each part of the room costs. The number you sign is the number you pay, and it does not expire while you think.
If the budget and the room do not meet, we say so at the first visit and tell you what would close the gap. Sometimes the honest answer is a smaller scheme, done properly.

Where your room lands depends on how much of it we build and the specification you choose: the board, the finish system, the hardware and the interior.
The free design visit ends with a real range for your room, and the itemised quote shows exactly where the money goes.
What materials can I choose?
Almost anything, which is exactly why the guide ranges are wide. Sprayed paint in any colour there is, veneers through to rare species, solid timber, glazing, upholstery, and hardware from solid everyday fittings to bespoke ironmongery. Every material is a choice we make with you against your budget, not a fixed specification you inherit, and the materials guide in our Journal, written by the maker, takes the options apart honestly.
What do your prices include?
Everything from the first visit to the swept floor: the survey, the design work, photo-real renders with unlimited free changes, manufacture on our own 6,000 sq ft floor in Birmingham, fitting by the people who made it, and a 10-year guarantee. The quote is itemised, so you can see what each part of the room costs before you commit to any of it.
Can you work to a set budget?
Yes. We work with every budget, and we would rather know yours from the start. Tell us the number and we will design to it: how much of the room it buys, which materials and finishes it reaches, and where we would spend it first. If the room and the budget genuinely do not meet, we say so at the first visit, not three weeks in.
Why does bespoke cost more than off-the-shelf?
Off-the-shelf is made in standard sizes by the thousand; bespoke is made once, to your survey. You are paying for design time, one-off manufacture and skilled fitting, and the materials are chosen rather than inherited: the board, the finish system and the hardware are decisions you control, at every level of quality.
For straight walls and standard heights, off-the-shelf can be genuinely fine. For alcoves, slopes, chimney breasts and full-height runs, bespoke is the thing that actually fits, and it reads as part of the house rather than the furniture.
When do I actually pay?
Not at the start. The design visit, the drawings and the renders are free, and nothing is cut and nothing is paid until you have approved the picture. A deposit follows sign-off, with the itemised quote and your dates in writing first, and the number you agree is the number you pay.
Is the design visit really free?
Yes. The visit, the survey and the first design conversation cost nothing and oblige you to nothing. You get an honest range on the day and one reply from a designer rather than a call list. And if we are not right for your room, we will tell you that too.
Do fitted wardrobes add value to a house?
Well-made fitted storage is consistently cited by UK agents as a selling point, and one widely reported analysis of Zoopla listings found homes with walk-in wardrobes commanding significantly higher asking prices. Treat specific uplift figures with caution. But badly fitted or dated storage genuinely subtracts, and quality joinery reads as part of the house, not the furniture.
Do you run sales?
No. The perpetual half-price sale is a pricing trick with a higher starting number. Our quote is the same in January as in June, and it does not expire while you think about it.
