A wardrobe can hide a wall for years. That is useful until the first musty smell, the first black speck on a coat, or the day the furniture moves and reveals a cold wall covered in dots. The instinct is to clean the patch and push everything back. Resist it. Mould is the visible result of moisture, temperature and time. If those three conditions stay where they were, the patch comes back where it was.
This is a furniture maker’s guide to reading the problem before another wardrobe covers it. It is not a damp survey, and serious or recurring growth needs a competent building professional. The useful starting point is simpler: expose the whole wall, record the pattern, separate condensation from water getting in, and only then decide what the furniture should do.
Why wardrobes create a perfect hidden pocket
External walls lose heat to outside, so their inner surface is colder than an internal partition. Warm room air carries water vapour from breathing, bathing, cooking and drying clothes. When that air meets a sufficiently cold surface, some of the vapour becomes liquid water. Put a deep wardrobe tight against that surface and the room can no longer warm it or move air across it. Fill the wardrobe with fabric and the pocket becomes slower to dry as well as harder to see.
Oxford City Council describes condensation as worse where air movement is limited, specifically behind furniture and inside cupboards, and advises leaving space around furniture, especially on external walls. Current government guidance makes the wider point: everyday moisture is normal. The underlying problem is the building, ventilation, heating or energy efficiency failing to manage it. Blaming the person who lives there is not a repair.
The wardrobe does not create water. It creates a quiet place where an existing moisture problem can settle and stay.
Condensation or water getting in? Read the pattern
A photograph taken before cleaning is evidence. Condensation mould often appears as scattered black spotting over the coldest area, heavier in the corner, at skirting level, behind a packed rail or where two external surfaces meet. It can be worse in winter and may arrive with wet windows or a general musty smell. The wall can look sound beneath it once cleaned and dried.
A leak or penetrating damp often tells a different story: a defined stain, blistered paint, salt marks, softened plaster, a tide line, a patch that grows after rain, or a wet route below a pipe, gutter or roof junction. Rising damp is usually low and brings damage to the plaster rather than an even constellation of surface dots. None of these clues is a diagnosis on its own. They tell a surveyor where to begin.
- Photograph the full wall and close details before anything is wiped.
- Note the date, weather, room temperature if known, and whether windows also carry condensation.
- Check the room above, the outside wall, gutters, roof line, pipe routes and the back of the skirting.
- If the property is rented, report the evidence in writing rather than treating and hiding it.
- If growth is extensive, keeps returning or anyone in the home is unwell, get professional advice promptly.
What to do first
Move the wardrobe far enough to expose and dry the whole surface. Do not sand or dry-brush mould into the air. Follow the cleaning product’s safety instructions and the current public-health guidance for the scale of growth you have. Fabrics need inspecting too: a clean wall with damp coats returned against it is not a reset.
Then deal with the source. Repair leaks and defects. Check that extract fans work and discharge outside, keep trickle vents and designed air vents clear, and avoid drying laundry into an unventilated bedroom. A steadier background temperature can keep surfaces warmer than brief blasts of heat. These measures work as a system. A dehumidifier can lower airborne moisture, but it cannot repair a leaking gutter or insulate a cold bridge, so treat its reading as information rather than absolution.
How large should the gap be?
This is the question search results answer with false precision. UK local-authority guidance ranges widely: some pages simply say a small gap; Lancaster City Council suggests 5 to 10cm at external walls; other council leaflets give 75 to 100mm. The disagreement is useful. It shows that the gap is not a product specification. It is one part of a ventilation path in houses with different walls, insulation, heating and moisture loads.
A large sealed void is still a sealed void. Air needs a route in and a route out, and the wall needs to be dry enough that the moving air can carry normal moisture away. For freestanding furniture, separation plus an unblocked top and sides is easy to see. For fitted furniture, the path has to be drawn into the carcass and the details around it.
The detail to design into fitted furniture

We start with location. If an internal wall produces the same room plan, it is the lower-risk wall. If the external wall is the right wall, survey it bare before manufacture. A fitted run should never be used to conceal an active patch or a wall nobody has inspected. Existing moisture is a building question first and a furniture question second.
The furniture detail then preserves an air route behind the cold surface, with low and high openings so air can actually travel rather than sit. Depending on the room, that can mean a ventilated service void, discreet grilles or openings in the plinth and top, and a back construction that does not seal wet plaster into a box. Shelves and stored clothes must not block the route the drawing created. An inspection point matters too, because a hidden wall should not become unknowable for another decade.
What not to accept
Do not accept “we will paint it first” as the whole answer. Do not let a fitter drill ventilation holes at random after the finished run is in place. And do not accept a claim that one proprietary board makes the building physics disappear. Moisture still needs a source, a surface and a way out. Good fitted furniture works with that fact instead of selling over it.
The five questions to ask before a new wardrobe goes in

- Has the bare wall been inspected after a wet spell and during the heating season?
- If moisture exists, who is identifying and fixing its root cause before furniture arrives?
